Set against a hillside, the Broadway Duplex is a 6-storey two unit building with 9,700 sq.ft. area located in the Pacific Heights area of San Francisco. With 2-car garages, the 3-bedroom units boast of a grand view of Alcatraz and the Marina area. The building uses combination stone/metal railings and cornices.

San Francisco, CA
The existing building was replaced with a new 4-story duplex with approximately 6,000 sf area. The units have 3-4 extra large bedrooms with spectacular views of the Golden Gate Bridge at the upper levels. The open-planned house has high ceilings, gourmet kitchens and luscious terraced garden. The contemporary design also features open planning, cantilevered stairs with glazed railings and radiant floor heating systems.

The 3-unit apartment typically consists of 3-bedroom, 2.5 toilet/bath and a maid’s room facility. Two units include interior garden/patios which serve as a light/ventilation shaft. Situated in a narrow lot, the roof deck becomes a service area for the tenants / users.

The Dizon Home is a vertical version of a family complex. Located at the corner of Visayas Avenue and San Felipe Street, the peculiar open lot is bounded by 2 streets and a city park at the rear. The ground floor comprises a tenant space and ample parking for the residences. The family flats are located on the upper floors and typically include 3-bedroom 3-bath arrangement plus service quarters. The roof level is reserved as a multi-function space for audio/visual and public entertainment and includes a great room, sun deck and elevated lap pool.
OAK HOMES
Walnut Creek, CA
Because of its proximity to the BART station, Oak Homes replaces an existing house with a 5-unit multi-family development. The project consists of 2-3 Bedroom units in a 2-3 story building design setting. Ample parking and small group areas (with children’s playground) are provided for family-oriented activities.
PANGLAO CABANAS STUDY
Bohol, Philippines
The white sand of Panglao beacons. The beach front project is a 5-unit development as a vacation resource. Each unit can be developed into a one bedroom with living-dining-kitchen facilities or a 2-3 bedroom unit with its own private deck. The saw-tooth configuration enables the individual units to have beach views and access. Amenities include parking and a common swimming pool.
OLYMPIA GOLD HOMES STUDY
Paranaque, Metro Manila, Philippines
One of the challenges in designing the project is the open/excavated hole from the previous project. This “hole” is utilized into the 2-level parking basement which provided a “vehicle-free” garden setting at ground level. The site is approximately 1.0 hectare to be developed into a residential community. Being very close and accessible to Makati and Pasig business districts, it will cater to professionals, young entrepreneurs and home starters. The concept is to have townhouses clustered in a garden/village setting. The project consists of townhouses with a minimum lot area of 60sm; the units will be a combination of studios and 1-3 bedrooms; clubhouse with a game/recreation hall, dining room/kitchen, spa, meeting rooms, etc; tennis, basketball or squash courts; swimming pool with surrounding cabanas; mini-convenience store and retail center for laundromat, barber shop, etc.

Set on a steep hillside, the Ichtertz Home has multi-level floors (three main levels) where most rooms boast of grand views of the Pacific Ocean. With a 2-car carport, the house has provisions for future elevator. Wide windows and glass railings are used so views are not obstructed

After building a career and spending most of their lives in California, the Parcos built and settled at their new home in Bohol. The beach front house faces the Cebu Strait and the island of Panglao and boasts of seaside views in all rooms, high ceilings, gourmet kitchen, wading pool and luscious gardens.
