The project consists of adding a 10,300 sf new warehouse freezer and offices to the existing Ramar Foods plant creating a total of 41,000+ sf area.  It also includes providing bicycle racks, parking for 45 cars, including electric vehicles, accessible parking, small trucks, and modifying the existing landscape areas to provide shade trees, etc.  The new PEMB structure with 6” insulated metal panel walls will have blue accents and murals to reduce the appearance of a large blank wall.  Solar panels would be installed on the roof of the building addition.

The REPOSO MIXED-USE DEVELOPMENT will cater to the middle income group, mostly professionals, executives and young entrepreneurs.   The site is very close to the Makati Business District, as well as the Ortigas CBD.  The project is divided into three (3) uses, i.e., retail/commercial at the ground floor, office lease at the second floor and apartment living above.  Parking for 32 cars is located at the basements.  The apartments consist of:  one studio, one 1-bedroom and three 2-bedrooms units. The units are situated so that they can be combined to become a larger unit.  For example, the 2-bedroom can be combined with the studio to get a 3-bedroom set-up.

The Plaza is a 4.7-acre existing strip mall with a freestanding restaurant/bakery at the southeast corner.  Aside from the general site and landscape improvements, the remodel consists of creating a new architectural expression, such as, by providing mansards and parapet walls to conceal rooftop mechanical equipment, and adding towers between these elements.  The arcade becomes a series of exposed trusses and a solarium at the anchor tenant.  Existing arcade columns were enclosed in stucco-finished tubes and pavement patterns were added to create architectural interest.

The project consists of a 9,000 sm 4-story podium and a 40-story residential tower. It is situated across the mass transit (LRT) station, where the public egress to the train station is integrated to the retail podium. Being quasi-public and private residential, security, access and noise levels were primary factors in the design of the building. The study shows a stepped residential tower concept sitting on a retail podium. The stepped design creates an open/outdoor deck for the corner garden units.

Tenant improvement and space planning with an area of approx. 720sm to hold PSRC offices on the 21/F. Contemporary design includes office furnishing, frameless glass entry doors, “open” ceiling, communication and data systems. Work also consisted of office systems, interior finishing and fixturization for the leased spaces and offices.

Facing Don Gil Garcia Street and the Fuente Osmena Circle, the 89,621sm Mixed Used Complex is divided into three uses, namely: retail, office and hotel. The development has a floor area ratio (FAR) of 1:13.75. The 36,750sm office building will cater to the bustling economy of metropolitan Cebu. The enclosed retail mall, with a gross floor area of 18,775sm will serve the residents, transients and commuters within the downtown area and surrounding communities. Directly across the side street, the 200-room five-star hotel will include banquet/function rooms, a business center, food and beverage facilities, fitness center, men/women salons and ample parking spaces.

The enclosed mall is the first phase of a 25,000sm (approx. 250,000sf) complex consisting of retail stores, specialty restaurants and fastfood, amusement center and a three 600-seat cinema complex. Located at Hacienda Luisita, among century old acacia trees, the mall becomes a halfway rest stop to Bagiuo. The complex currently includes a bank, two restaurants and a park.

Located along one of Metro Manila growing areas, The Palms strip mall caters to the retail needs of the adjacent community. Designed using accepted store modules for flexibility, the buildings have assorted facades to create a congregation of several buildings offering architectural variety, excitement and a “village” look. The u-shaped setup opens to the main road and offers optimum visibility for most stores.

One of the challenges of this project is to connect Union and Mayflower Streets (as required by the City) and therefore bisects the property.  The development has three uses, i.e., shop houses, residential towers and office building.  The live-work concept of the shop houses consists of two (2) retail floors and 1-1/2 residence floor above the retail floor.  Two residential towers are designed, positioned and offset for better viewing.  A multi-level parking garage for the homeowners is located at the basement, which unite the bisected property into one.  A 2-storey podium is also provided where the swimming pool and other recreational facilities are located.  The office building faces Reliance St., being the main thoroughfare from EDSA.  Ample basement parking is also provided to include mechanical/electrical facilities.

The 296,850 sm GFA Mixed Use Development Project is divided into four land uses, namely: retail, office, residential, and hotel. The development has a floor area ratio (FAR) of 1:10. The residential buildings consist of a mixture of studio, 1-bedroom, 2-bedroom, and 3-bedroom units, with floor areas ranging from 35 to 95 sm and catering to professionals and businessmen. The office buildings have a minimum cut-up unit of 40 sm and a maximum of 75 sm. The enclosed retail mall, with a gross floor area of 97,871 sm, will cater to the residents, transients and commuters within the development and its surrounding communities. It consists of a supermarket, an anchor tenant, a fast food center, restaurants, and eight cinemas with a total seating capacity of 4,000. The 120-room hotel will be positioned as a 3-star businessman’s hotel and will include banquet/function rooms, a business center, food and beverage facilities, a fitness center, and men/women salons. Ample parking spaces and loading/unloading areas are provided as required by Building Codes.

In collaboration with the local architect, we prepared construction documents for this 17,150sf dealership and service center, capable of accommodating 14 cars simultaneously.  The building is a metal panel system on rigid steel frames.
