THE SMPPI RELIANCE STREET MIXED-USE DEVELOPMENT STUDY

One of the challenges of this project is to connect Union and Mayflower Streets (as required by the City) and therefore bisects the property.  The development has three uses, i.e., shop houses, residential towers and office building.  The live-work concept of the shop houses consists of two (2) retail floors and 1-1/2 residence floor above the retail floor.  Two residential towers are designed, positioned and offset for better viewing.  A multi-level parking garage for the homeowners is located at the basement, which unite the bisected property into one.  A 2-storey podium is also provided where the swimming pool and other recreational facilities are located.  The office building faces Reliance St., being the main thoroughfare from EDSA.  Ample basement parking is also provided to include mechanical/electrical facilities.
